If you cant do the gym thing for whatever reason, find at least one other person who is interested in mma. It wont be top notch training, but you can find a shit load of instructional stuff out there. Find a buddy to practice with. If you fool around long enough, you will figure out what makes an armbar, triangle, heel hook, etc. work. You wont get a complete understanding of things, but it is better then nothing.
